Each individual over the age of 18 must show a photo ID to tour an apartment.

What are your fees and monthly charges?
The following fees and monthly charges apply. Charges are subject to change without notice. Additional fees may apply.
Application & Holding Fees
The following fees are due in full at the time of application and are required in order to reserve an apartment. We will only accept payment by check or money order for all application and holding fees.
Application Fee: $35 per applicant
Security Deposit: $100 (subject to credit approval), $300 with a pet (subject to credit approval)
Holding Fee: n/a
Other One Time Fees
Other Fees needed to lease an apartment may include, but are not limited to: Administrative Fees, Amenity Fees, and Refundable and Non-refundable Pet Fees (see Pet information for more details).

Monthly Recurring Charges
We will accept personal checks, cashiers checks, money orders, or electronic ACH payments via the self-service Resident Portal.
Rent: Variable, rent per lease agreement.
Water/Sewer, Gas & Electric: Variable, monthly charges vary based on individual usage and number of occupants.

Are pets allowed at the property?
Yes.
Are there specific pet apartments? No
What pet types are allowed? Dogs and cats.
What is the maximum number of pets allowed per apartment? There is a maximum of 2 pets allowed per apartment.
What is the pet weight limit? There are no weight limits.
What is the pet age limit? There are no age limits.
What breed restrictions do you have for dogs? The following dog breeds (or mixes thereof) are expressly prohibited at this community: Dobermans; Rottweilers; Mastiffs/Bull Mastiffs; Great Danes; Chows; German Shephards; Akitas; Malamutes; Pit Bull Terriers; American Staffordshire Terriers; Yankee Terriers; and Wolf Hybrids.
What is the non-refundable pet fee? $200 per pet.
What is the monthly pet rent? $30 for 1 pet, $45 for two pets.

When is my monthly rent payment due?
Monthly rent payment is due by the 1st of each month.
When is my monthly rent payment liable for a late charge? Monthly rent payments are liable for a late charge on the 4th of each month.
What is the late charge if I do not pay my rent on time? You would be charged 10% of your monthly rent in addtion to any special you might have received that month. For example: If you get $100 off your rent per month as per your lease, that special is taken away for that month you are late.

What is acceptable “proof of income” to sign a lease?
You must submit either a copy of your last two paycheck stubs, your most recent W-2 form or a copy of your offer letter.

What lease terms are available?
We offer 12 month lease terms. Other lease terms may be available. Please contact the leasing office for more information.

Do you offer short term leases?
Short terms leases are subject to availability and may include a fee of $50 per month.

Do you offer furnished apartments?
Yes, however, they are subject to availability. When available, a 3 month minimum lease is required.

Do you offer corporate apartments?
Yes, however, they are subject to availability. When available, a 3 month minimum lease is required.

What are the income and credit qualifications?
Income: Rent-to-Income Ratio must be verified as at least three (3) times the amount of the monthly apartment rental rate.
Credit: All applications for residency at Westchester Townhomes are evaluated based on an independent credit scoring system through Allied Resident Check, which takes into consideration all aspects of your profile including, but not limited to: Credit History, Residency History, Income, Public Records, Check Writing History and Criminal Background.

What happens if I qualify for an apartment, but my roommate does not?
Each person must complete an application and will jointly qualify for the apartment. Individual credit scores may influence the required security deposit, or whether application is approved or denied.

What happens if I break my lease?
We do have an Early Termination Clause. Per our lease agreement, (i) Tenant must occupy the Apartment for the first four (4) months of the original term of this lease and pay all rent due and owing (ii) given Landlord written notice of termination pursuant to this paragraph at least thirty (30) days prior to the first day of the month in which Tenant will vacate the Apartment (the thirty-day notice period shall follow and be in addition to the four (4) months' residency period required in (i) above; (iii) vacated the Apartment and paid all rent and other charges due and owing at the time the Lease terminates or the time the Aparment is vacated, whichever is later; and (iv) paid Landlord an early termination fee equal to two (2) months rent on or before the expiration of the thirty (30) day period as provided in (ii) above. Can I change to a month-to-month lease plan after my first year?
When offered, you must first receive written management approval. There will be an additional fee of $150 added to each month’s rent.

A friend would like to stay at my apartment for a month, is this allowed?
No. Per our lease agreement, persons not described in the Rental Application must not stay in the Aparment for more than seven (7) consecutive days without Landlord's prior written consent and on no more than two (2) occassions in any three (3) month period.

Can I install a satellite dish?
Tenant may in some limited circumstances be allowed to install a satellite reception dish, subject to limitations and restrictions. Please contact the Leasing Office for details.

Do you have any preferred employer discounts?
Yes, our preferred employers receive a 5% discount.
Who are your preferred employers? The Cleveland Clinic, Saint John Westshore Hospital, Metro Hospital, Lakewood Hospital and Hyland Software. Please call the Leasing Office for more details and a complete list of preferred employers.

What is the size and layout of your apartment building(s)?
Our property features side-by-side townhomes with eight townhomes to a buidling and a total of 17 buildings.

Does the property have a fitness center?
No.

Does the property have a swimming pool?
No.

What other amenities does the property offer that your competitors may not?
Private home entrance, private one car detached or attached garages, spacious walk-in closet, full size washer & dryer in utility room, updated interior lighting fixtures, several picnic areas with grills and gazebos, and a playground area.

Does the property have reserved surface parking?
Yes.

Does the property offer on-site recycling?
Not at this time.

Does the property offer any special monthly events for residents?
Yes, we have monthly resident events such as community garage sales and flower bed contests.

What unique features do your apartments offer?
Our apartments feature updated lighting fixtures and a full size washer & dryer are conveniently provided in a separate utility room.

Are gas grills permitted at your property?
Yes, you must store your grill in your garage when not being used and at night. Must be used at lease 6 feet from any building structure.

Are residents permitted to paint their apartment?
Yes, however, you must return your apartment to it's original condition prior to move-out. Please contact the Leasing Office for details.

Where is your property located?
We are located on Westchester Parkway, which is off of Cahoon Road, across from the White Oaks Restaurant. You can also easily find us just off of Clemens Road, which is right off Crocker Road, by interstate I-90 just past Five Seasons Country Club.

Am I required to have renters insurance?
Yes. Renter's insurance is required for every new apartment lease. Minimum coverage amount required is $25,000 in personal liability coverage. You may use our preferred renter's insurance company (visit our Resident Link page for more information), or you may secure coverage with any company you choose. Proof of insurance must be provided upon move-in, listing all residents 18 and over on the policy. Apartment home address and coverage dates must match address and dates on your lease.
